The listing model front-ends the existing transaction workflow. Your license state is a required intake field, and the system is built around the state pack created for you after purchase. When a contract ratifies, the listing record flows into Step 1 of your Closing Module — part of the Full Listing-to-Close workflow — with the property details already in place. No data re-entry.

Collect property data — address, specs, condition, HOA, photos, seller contact info. Collect listing-agreement terms — commission rate/split, duration, scope (exclusive right to sell, etc.). Flag missing fields and incomplete submissions. Create the listing record and schedule listing milestones (expiry/renewal, price-change reviews).

Listing Compliance Review

Verify the listing agreement (exclusive right-to-sell) is signed and complete. Deliver required seller disclosures at listing time per the agent's state pack (e.g., RPOADS + MOG in NC; Seller's Disclosure + Third Party in TX; lead-paint disclosure for pre-1978 in every state). Verify the agent's license is active and under the correct broker. Run the fair-housing posture check. Generate the compliance report for broker review and flag anything needing a licensed human decision.

Verify property facts before advertising (broker's independent duty to discover material facts). Confirm brokerage name/logo on all ads per state advertising rules. No misleading claims; fair-housing-safe copy and imagery. Approve marketing assets before launch.

Closing Compliance Module features (Steps 1–6)

Deal Intake

Auto-receives the signed purchase agreement and contract docs. Parses the contract and extracts key data — price, contingencies, dates, parties. Flags missing fields and incomplete submissions. Sends intake confirmation. Creates the deal record. Creates calendar events for every key milestone using dynamic contract math, plus a recurring daily review that alerts the agent to deadlines within 48 hours, 7 days, or 14 days.

Regulatory & Compliance Review

Cross-references the contract against state-specific commission rules (per the state pack). Verifies the agent license is active and under the correct broker. Checks disclosure obligations by jurisdiction. Identifies red-line clauses or regulatory non-compliance. Generates a compliance report for broker review; flags issues that need licensed human attention.

Document Assembly & Verification

Generates required disclosures (lead-based paint, property condition, HOA docs, etc.). Verifies mandatory forms are present and correctly signed; checks dates, notary requirements, and witness signatures. When something is missing, Eva sends automated multi-channel reminders specifying the document and deadline — both the listing agent and buyer's agent are CC'd on every request. Once documents are logged back, Linda re-runs verification.

Escrow & Title Coordination

Sends verification packets to escrow/title companies. Confirms earnest-money deposit timelines. Tracks contingency deadlines — inspection, financing, appraisal. All emails to title/escrow include the agent's phone number for direct reach.
