Give your listing business a clear front end — from seller intake to launch, inbound response, and maintenance — then hand every ratified deal straight into the compliance workflow you already trust.
One workflow. Built for the state(s) where you're licensed. Your license state is required at intake. After purchase, your state pack is built around that license state (or states) so the system and Linda's review match your setup.
Two modules, one required AI Employee Salary: $288/year.
Two doors. One operating system.
The Closing Compliance Module is for agents who are not listing agents and only need contract-through-closing support. When you are the listing agent, the Listing Module gives you a listing intake path built around the state(s) where you're licensed. Full Listing-to-Close combines both — and is the recommended route for listing agents.

The two-lane workflow
The listing model front-ends the existing transaction workflow. Your license state is a required intake field, and the system is built around the state pack created for you after purchase. When a contract ratifies, the listing record flows into Step 1 of your Closing Module — part of the Full Listing-to-Close workflow — with the property details already in place. No data re-entry.

01 / Add-on
Collect property data — address, specs, condition, HOA, photos, seller contact info. Collect listing-agreement terms — commission rate/split, duration, scope (exclusive right to sell, etc.). Flag missing fields and incomplete submissions. Create the listing record and schedule listing milestones (expiry/renewal, price-change reviews).
EvaVerify the listing agreement (exclusive right-to-sell) is signed and complete. Deliver required seller disclosures at listing time per the agent's state pack (e.g., RPOADS + MOG in NC; Seller's Disclosure + Third Party in TX; lead-paint disclosure for pre-1978 in every state). Verify the agent's license is active and under the correct broker. Run the fair-housing posture check. Generate the compliance report for broker review and flag anything needing a licensed human decision.
LindaVerify property facts before advertising (broker's independent duty to discover material facts). Confirm brokerage name/logo on all ads per state advertising rules. No misleading claims; fair-housing-safe copy and imagery. Approve marketing assets before launch.
LindaOPTIONAL and not part of the compliance module. This is marketing/asset work — property description, social posts, SEO listing page, and website placement — that the agent invokes separately on demand through their own Marblism team.
Separate · Marblism teamMLS/portal push. Rachel handles inbound calls — property questions, showings, and appointment booking. Prospect follow-up and lead qualification are handled by the agent's own outbound/sales channels when the agent chooses; they are not part of the compliance module.
RachelTrack expiry/renewal dates, price changes, showing feedback. Deadline reminders synced to calendar (same engine as transaction deadlines). Status updates to seller and agent. When a contract ratifies, the listing record flows into Step 1 of your Closing Module — part of the Full Listing-to-Close workflow — with the property details already in place. No data re-entry.
Eva02 / Core module
Auto-receives the signed purchase agreement and contract docs. Parses the contract and extracts key data — price, contingencies, dates, parties. Flags missing fields and incomplete submissions. Sends intake confirmation. Creates the deal record. Creates calendar events for every key milestone using dynamic contract math, plus a recurring daily review that alerts the agent to deadlines within 48 hours, 7 days, or 14 days.
EvaCross-references the contract against state-specific commission rules (per the state pack). Verifies the agent license is active and under the correct broker. Checks disclosure obligations by jurisdiction. Identifies red-line clauses or regulatory non-compliance. Generates a compliance report for broker review; flags issues that need licensed human attention.
LindaGenerates required disclosures (lead-based paint, property condition, HOA docs, etc.). Verifies mandatory forms are present and correctly signed; checks dates, notary requirements, and witness signatures. When something is missing, Eva sends automated multi-channel reminders specifying the document and deadline — both the listing agent and buyer's agent are CC'd on every request. Once documents are logged back, Linda re-runs verification.
Linda + EvaSends verification packets to escrow/title companies. Confirms earnest-money deposit timelines. Tracks contingency deadlines — inspection, financing, appraisal. All emails to title/escrow include the agent's phone number for direct reach.
Eva + RachelCompiles the final closing statement. Verifies commission calculations match the listing agreement. Prepares the broker approval signature packet. Stan tracks pipeline and flags milestone triggers; Eva sends the milestone notification to the agent.
Eva + StanPresents a clean ready-for-approval summary to the broker. All compliance checks passed and documented. Broker can review and approve in minutes instead of hours of manual review — a complete, audit-ready file supports the broker admin fee request.
EvaArchitecture
One workflow. Built for the state(s) where you're licensed. The generic core uses a state pack built at purchase from the agent's required license-state intake. Linda reviews against that state pack; anything outside it is flagged for a licensed human. This is a customized setup for the agent's licensed state(s), with coverage determined during setup.

What changes for you
Eva captures the listing record and milestones once, then keeps maintenance visible through the life of the listing.
Linda reviews the compliance gates before launch, with state-specific questions and licensed-human decisions clearly flagged.
When the property ratifies, the listing context flows into Deal Intake so the closing team starts with a connected record.
The AI Compliance Assistant supports administrative and compliance work. It does not provide legal advice, make licensed decisions, or guarantee brokerage approval or a broker admin fee waiver. Fee waivers are always at your brokerage’s discretion, and any potential savings are illustrative only. Licensed humans and brokers make final decisions, approvals, and compliance determinations.
